2014 was a great year for condominium sales in Fairfield. Both unit sales and the median sale price have increased! In 2014, the median sales price was up 25% and unit sales  were up 23% compared to 2013.   The median sale price for a condo was $350,000 in 2013 and $432,500 in 2014.  Unit sales were 86 in 2013 and 106 in 2014.

The condo that sold for the highest price was located at 30 Meadow Lane in Fairfield, CT.   It was a 2,893 sf ranch built in 2006. It sold on December 11, 2014 for the list price of $1,090,000.  It was on the market for 31 days.

The condo that sold for the lowest price was located at 149 Knapps Highway.  It was a 1,372 sf townhouse built in 1973.  It was on the market for 40 days. It sold for $147,000 ( $22,500 below list price.)

Single Family Home Sales Have Cooled

However, 2014 was not the best year for single family home sales in Fairfield. The median sales price decreased by 1% and unit sales were down 10%. In 2013, the median sale price for a single family home was $575,000 and the number of units sold was 717.  In 2014, the median sales price for a single family home was $570,000 and the number of units sold was 642.

The most expensive single family home that sold in Fairfield was located on 1078 Sasco Hill Road,  It sold for $6,750,000 ($100,000 less than asking.)  It was a 10,002 sf Georgian Colonial home built in 1929 on 4.2 acres.  It had been on the market for 170 days. It sold on December 1, 2014.

The single family home that sold for the lowest price was on 132 Marlborough Terrace.  It was a 1,100 sf bungalow built in 1915 with 4 bedrooms and one bath.  It was on the market for 10 days and sold for  the list price of $140,000. It sold on October 22, 2014.
